Homes for Life Foundation partnered with NationalCORE to develop affordable housing for seniors, where a percentage served are seniors with mental illness. A qualified case manager meets with residents to assist them with accessing community resources to meet individual program needs.

The 62 one-bedroom units are located in Los Angeles, California. They have a secured entry and are fully furnished with living and dining area, full kitchen, bath, private patio, outside storage area, and marked parking. A wide range of services are provided and coordinated for residents.

Garden Villa Homes

HFL Garden Villa Homes is a new construction, 25 unit apartment building for residents who are able to live in an independent environment with supportive services. This development is located in North Hollywood, California and opened its doors on November 1, 1998.

These studio apartments contain a living/dining area, full kitchen, bath, and are fully furnished. There’s a secured entry, underground parking, community and activity room, laundry, landscaped garden patio, and a rooftop patio area.

Residents pay 30% of their adjusted gross income for rent. Residents are responsible for their own phones and utilities.

A full-time residential manager is responsible for routine maintenance. Qualified case managers meet with residents and assist them with locating community resources to meet individual program needs.

Harbor Gateway Homes - Mariposa House, 218th Street House, 223rd Street House

HFL Harbor Gateway Homes [218th Street House (facility license 198202435), 223rd Street House (facility license 198202431) and Mariposa House (facility license 198202435)] are clustered 6-bed, state licensed residential homes located in the Harbor Gateway area of Los Angeles, California near the Harbor UCLA Medical Center. Doors were opened on August 1, 1999 to serve a total of 18 residents requiring rehabilitative services and 24/7 care and supervision.

Bedrooms in the homes are designed to accommodate two residents each, although single bedrooms are available in one of the homes. There are large family and living rooms, full kitchens, dining rooms, bathrooms, and landscaped front and backyards for recreation and socialization.

Residents pay the state licensed board and care rate, which includes rent, food, services, and utilities. Residents are offered services such as occupational therapy, outings, softball games, and access to a local gym. A full-time, live-in house manager is on site 24 hours per day, and case managers visit the homes on a regular basis. Physicians and a nurse also regularly visit the homes.

Homes for Life Foundation and Little Tokyo Service Center co-sponsored the project, which was awarded HUD 811 funding and HUD Supportive Housing Program funding in 2011.
